Q.

Can I disconnect the electricity as the rent agreement has expired and the tenant is a defaulter as he is not paying rent?

I have a tenant in my Bangalore property who hasn't paid rent for months, and the agreement has expired. He is still occupying my property and is refusing to vacate it. I’m now thinking about disconnecting the electricity. But I’m not sure if that’s legally allowed or if it could backfire. I'm annoyed, but I don't want to break the law. I am confused, what should I do in this situation?

Hey there

Please do not do this. Under any circumstances, you cannot decline the electricity supply to your tenant. Never try to decline the basic amenities like electricity supply, water supply or more. If you think your tenant is a defaulter, just send him/her a legal notice and proceed as per legal norms only. Also, draft a recovery suit, mentioning the pending rent and bills against your tenant.
