I believe that hostel, office, PG, and Coliving spaces are all commercial property. So in terms of land, you can construct a dormitory building on your commercial property. If you have a shop and it is big enough, you can make it a dormitory. A dormitory must have separate rooms for students or professionals. Also, it should have 3-4 storeys.
