An OCI (Overseas Citizen of India) cardholder cannot buy agricultural land, plantation property, or farmhouses in India, as per RBI guidelines.

If the BMRDA-approved plot is in the "yellow zone" (typically earmarked for residential use in the master plan), it must be converted from agricultural to residential land. If the land is already converted and has proper approvals, an OCI can purchase it.
