The answer is limited to Maharashtra, where MahaRERA has been applied successfully. According to my understanding, a project that is not obliged to register with MahaRERA must have fewer than 8 apartments for sale and a land space of less than 500 square metres. It must meet both requirements.
If there are just NA plot schemes, a project with 200 plots must be registered with MahaRERA. Despite the fact that farmhouse (agricultural) projects are needed to be registered under RERA, there is a provision in the Act that exempts them. The requirement is to receive layout approval and a Certificate of Completion. Farmhouse site plans cannot be approved by local authorities, hence such projects are not eligible for RERA registration.
