  • When a bank or housing finance company sanctions a home loan, the loan is tied to the original property through a mortgage and legal charge.

  • Lenders typically do not allow the loan to be moved to another property without full repayment of the existing loan and re-evaluation of the new property. Most loan agreements lack a “portability” or “transfer to another property” clause, and even if they did, lender consent is mandatory.

  • Some lenders may offer porting allowing the loan to move with you when selling and buying a new property but this is subject to approval and re-assessment of the borrower’s finances and the new property. It isn’t a simple automatic transfer and varies by lender.

  • If you sell your current property with an existing loan and the buyer agrees, the buyer may apply to the bank to take over the outstanding loan. The lender must approve the takeover based on the new borrower’s eligibility.

  • The most common route is to prepay or close the existing loan, then apply for a new home loan on the new property. This resets collateral and legal charges.
