As a resident and real estate investor in Karnataka, I can tell you, can a company buy agricultural land in Karnataka? As far as I know, yes, companies can purchase agricultural land in Karnataka. Karnataka lifted limitations in 2020 that prohibited businesses and other non-agriculturists from acquiring agricultural land.

  1. In its memorandum of association, the corporation must state its intention to engage in agriculture. 

  2. Government approval is necessary, particularly for Class A irrigated properties, non-agricultural land conversion, and projects related to housing, education, or industry. 

  3. The corporation must apply for land conversion through the Revenue Department if it wants to use the land for purposes other than agriculture.

Following 2020, several organic agricultural projects and Ayurvedic businesses started purchasing land in Karnataka to grow medicinal plants. I would advise getting

Hello. After the amendment in the Karnataka Land Reforms Act, anyone can buy agricultural land in the state. Rules for Buying Agricultural Land in Karnataka


After the amendments made in Section 63 and omissions of Section 79 A, B, and C in the Land Reforms Act of 1961, a company is eligible to buy agricultural land. 


Here are some rules related to the land usage:


  1. The agricultural land can be used for setting up an industry for producing goods needed for agriculture like pesticides, fertilisers, or agricultural machinery.

  2. You can use land to construct a farm or farmhouse strictly for personal usage.

  3. A poultry, dairy, or fishery farm can be set up.


No other commercial space you can set up on agricultural land here. So, if you, as a buyer, need to expand the usage limits, apply for converting agricultural land to non-agricultural land.
