I want to tell you that a mutation certificate just acts as proof of ownership of the property. It is useful while applying for water and power connections. Plus, it helps the concerned govt. body in deciding tax liability when the property ownership gets changed. Having only this document doesn’t make the property legally valid.
To check if the property is legal, you can ask for these property-related documents from the seller:
Bank approvals
Encumbrance Certificate
Paid property tax receipts
Land approvals and building permits
Title deed
