An agent must apply, submitting various documents: enterprise name and structure (whether individual, proprietorship, partnership, company, etc.), PAN card, income‐tax returns of past years (or suitable declaration), proof of address, photos, etc.
Once approved, the agent is issued a registration certificate valid for a fixed tenure.
Moreover, UP RERA has made training and certification mandatory. New agents seeking registration must undergo a 3-day training program and pass an examination.
Even existing registered agents must complete this training within a stipulated timeframe, or their registration may lapse or be cancelled.
If an agent fails to register under UP RERA while working as a real estate agent, or continues to facilitate sales/purchases without valid registration, they violate the RERA Act and can face penalties.
