I have lived for around 5 years in a rented duplex in Pune where the landowner had a small garden in the backside. In the rental agreement, it was clearly mentioned that we, as tenants, would have to take care of maintaining the garden area. Let me share more information related to this below.
Who is Responsible for Lawn Maintenance Landlord or Tenant?
As I said earlier, a tenant has to maintain the garden. In the Residential and Commercial Tenancy Act of 2012, it is stated that the responsibility to maintain any outer space of the rented house is of the tenants and not the landlord.
I am also sharing the other responsibilities, including the repairs, which are to be taken care of by the tenants.
Cleaning of drains.
Changing the taps.
Repairing the wash basin.
Repairing the bathtub.
Repairing the water closet.
Geyser repairs.
Repairing the circuit breaker.
Repairing the switches and sockets.
Repairing the replacing the electrical equipment, excluding the major wiring changes.
Repairing the kitchen fixtures.
Replacing the knobs, door locks and cupboard windows.
Replacing fly nets, if any.
Replacing the glass in the windows, doors, etc.
