When you buy a flat in a building, you become a co-sharer of the piece of land after a few months (usually 6 to 12 months). After this period, the builder or the developer handover the building to the society association. This association consists of all the owners of the building.
Generally, a building’s life can be around 85 years or more. The life of the building is greatly affected by its maintenance. Now, speaking about your property, the condition of the building will be analyzed and sometimes, even the government can ask the society to demolish the building if the structure has degraded and if there is harm to life. In this case, the owners in the society association can decide to either build a new building or sell it to someone else. Now the society (owners) will be responsible for the cost of construction of the new building.
If a particular decides to sell his proportionate property, then he/she can sell it to the association and the association adds a new owner to the association.
