Summary

From November 1, 2025, E-Khata became important for property registration and B-Khata to A-Khata conversion in Bengaluru. It helps BBMP/GBA verify ownership details, tax records and property identification online through the e-Aasthi system. The 2026 update also includes a reduced 2% guidance value fee for eligible B-Khata to A-Khata conversion during the special window.

E-Khata is a digital property documentation system introduced by BBMP to replace manual Khata records with a secure online database. From November 1, 2025, E-Khata became important for property registration, B-Khata to A-Khata conversion, tax record verification and municipal approvals in Bengaluru. This initiative, part of E-Khata Bengaluru 2025, supports the Karnataka government’s property digitisation law under the Sakala scheme 2014. It standardises ownership verification, prevents duplication, simplifies tax payments and ensures accurate municipal recordkeeping, making Bengaluru’s property system more transparent and accountable.

What is E-Khata?

E-Khata (1) is the digital version of a property’s Khata record issued through BBMP/GBA’s e-Aasthi system. It records ownership details, property tax status, property identification and municipal record details online.

Latest E-Khata Update in Bengaluru 2026

Under the latest GBA/BBMP update, B Khata to A Khata conversion charges have been reduced from 5% to 2% of the guidance value for a 100-day special window from May 15, 2026 to August 23, 2026. Property owners can also use ePID or SAS property tax details to check and download E-Khata records online.

A-Khata:

A-Khata is a BBMP/GBA-recognised municipal property record for properties that meet required tax, layout and approval conditions. It helps in property registration, resale, loan processing and ownership transfer.

B-Khata:

B-Khata is a tax record for properties that may have pending approvals, layout issues, road access issues or building deviations. It does not give the same municipal recognition as A-Khata and may need conversion for smoother resale, loan or registration.

Why is E-Khata Needed for Property Registration?

E-Khata helps sub-registrar, tax and municipal systems verify property details digitally before registration, transfer or approval. Below are a few pointers that explain why it is needed:

  • Verifies ownership and tax records before property registration.
  • Reduces duplicate or incorrect property records.
  • Helps in online tax payment, Khata transfer and building approval.
  • Makes property records easier to track using ePID or SAS details.
