Mumbai’s Ramkrishna Nagar in Khar West is set to undergo cluster redevelopment after the Maharashtra government approved the appointment of a developer for the project. The decision was taken during the state cabinet meeting chaired by Chief Minister Devendra Fadnavis on September 22.
Ramkrishna Nagar is one of Mumbai’s older MHADA colonies and was developed in 1985. The colony stands on a 25,523.9-square-metre plot and comprises 19 buildings, including 18 residential structures and one office building. It currently has 234 residential tenements.
The redevelopment plan comes as several buildings in the colony have deteriorated over the years. Some of the structures are now considered dilapidated and structurally unsafe, creating the need for comprehensive redevelopment rather than individual building repairs.
Under the cluster redevelopment plan, eligible residents will receive rehabilitation homes. The project is expected to provide residents with safer and improved housing while also allowing the ageing colony to be redeveloped as a larger residential cluster.
The location of Ramkrishna Nagar also makes the project significant for Mumbai’s housing market. The colony is situated close to Khar railway station and has access to major roads, including Swami Vivekanand Road and Linking Road. These connectivity links make Khar West one of the established residential areas in Mumbai.
MHADA is also expected to receive housing stock as part of the redevelopment arrangement. The authority will receive around 9,000 square metres of housing stock, which can be offered for sale to the public. It will also receive a premium linked to the construction area generated through the redevelopment.
The office building and its plot will remain outside the redevelopment project, according to the government’s press note. The state has also approved the formation of a high-powered committee headed by the housing department secretary to help facilitate the project.
According to Hindustan Times, Ramkrishna Nagar is among 56 MHADA colonies where cluster redevelopment is being undertaken. The programme focuses on ageing housing colonies that require large-scale redevelopment and improved living conditions.
The approval adds another major redevelopment project to Mumbai’s western suburbs. As the process moves forward, the project is expected to focus on resident rehabilitation, new housing stock and the planned redevelopment of the ageing colony.
