I’m from Chennai, I have Rented 3 shops to individuals for 23 years and they have being rent on time. Since Metro line is going come in my area, my building is going get damaged due to road expansion and metro line work. I have been renewing my lease agreement for 11 months for past 15-20 years. Now when I ask the Shop-keepers to vacant the property, they are asking 10 lacs as compensation to vacate each shop. I didn’t register the Rental agreement in Rent control act. I’m refusing to pay any compensation. How to proceed, I’m afraid going to courts because it takes years for solution. Pls guide for quick remedy.

I had a sale agreement on September 2011 , but the buyer not paid the full amount . And after discussion and New agreement made on 07 Aug. 2013 where buyer agree to pay by 05 September 2013. But he failed to pay. Then on 09 Aug.2016, He fillied a case for specific performance in karkardoom court Delhi. Can the validity of sale agreement not expired because of validity period of three years

Procedure to evict tenants of previous owners without rental agreement? We recently purchased a property in Chennai which had tenants occupying, some of whom didn’t have rental agreements. We want to evict one such tenant, at first he asked for more time and we gave him over 6 months but now he’s refusing to leave if we don’t pay him 4L RS. (For no reason). What can we do to remove him from our property ASAP?

Dear Sir, With due respect, I want to raise my query. I am resident (~20 years) of a 50 year old registered housing society. Through out these years the Management Committee (MC), never bothered to provide account statements/ audit reports (any related documents which needs to be provided by MC as per prevailing laws.There has been account of misappropriation by past Secretary, illegal construction/ encroachment by few members, default in services by MC for which money was collected but services were not provided and many fradulent activities(raising fake vouchers etc).On the top of it, the MC has been formed (cartelisation) by defaulters and beneficiaries, who are instrumental in loss to the society. They have raised the maintenance charges also citing expense, but never provided the details. Their approach for every detailed asked is – Jo Karna Hai Karlo (जो करना है कर लो). Unfortunately there is a CA, (whom, I presumed to be working in the interest of society) also complicit in it. Since last year, I have lodged a complaint with Registrar of housing society and the matter is ongoing. Now the same set of MC people wants members to agree for redevelopment of housing society citing 51/75% agreements. I don’t have any issue with redevelopment but these people can’t be trusted with there past misdeeds for which the matter is ongoing. Their past deeds, raise suspicion of their personal vested interests,. Kindly suggest my options to handle the situation. I have been single handedly fighting for justice to recover the losses to society alongwith pursuing job opportunities (unemployed) Thanks,
