My father is the sole owner of a residential plot in Kolkata. By granting Power of Attorney to a builder, 6 flats were constructed in that land out of which his shares is 2 flats. The Builder insists that as owner of the land, my father does not need to register or do mutation of the two flats since the land registration and mutation is already done in his name – only property tax apportioned to the 2 flats needs to be paid for which Self Assessment needs to be done.It is only outsider buyers of the flats that has to do flat registration and mutation. How far is it true and if I agree to the builder’s words, any potential future issues may rise?
