I have been renting an apartment in Chennai for the past 8 years. I am in the process of purchasing a home in the city but the project has been delayed due to COVID. My home owner found out about this. He visited the apartment that too during the peak of 3rd wave, despite my reservations. After a few days he sends me an email that he wants me to have the apartment painted at the time of vacating. We are not in the notice period. There is no clause for renovation/painting in the rental agreement. He never mentioned that he expected me to have the apartment painted before. In 8 years he always said he had no issues with the apartment. But now suddenly he has a problem with how I have been maintaining the apartment apparently. His opinion was because he thinks the place is ”unhygienic’ and so badly maintained that I have to get the place painted. Except a few patches of discoloration the paint is in great condition. The cleanliness was the same as it has ever been whenever he has visited so I was shocked at his ludicrous claims. I have refused to get the apartment and tried to reason with him but he isn’t listening and wants to deduct the amount from the deposit. He is an NRI. I am extremely worried that he might forcefully deduct the amount from the deposit or even disappear with the deposit. He has 5.5 months of deposit with him. Please somebody if you know how I can deal with situation and safeguard my deposit I would be very grateful. Sorry for the long post. I am really worried.

Hi, After reviewing your inquiry, I believe it is critical that you seek legal advice from professionals. Nonetheless, I feel you should take a good look at your rental agreement. If it has a clause to get painting done
