After so many visits and survey shortlisted 2 projects which fits in our budget and area requirement i.e. The Canary -in Balewadi by Kunal Group and Supreme Estia in Pancard club road Baner by Supreme. Currently residing on rental apartment paying rent 24K/month. Pros – Kunal The Canary over Supreme Estia: 1. Total Package price. Clear Ceiling height – The Canary 10Ft, S.Estia 9 Ft 3. The Canary 500 flats in 7 acres, S.Estia 550 flats in 5.5 acres 4. The Canary – Balcony with glass grills, Balcony with Metal grills 5. Hardly 1 kms from Balewadi high street and upcoming Metro Station 6. Back side river adjoining area is getting developed / beautified Cons of the Canary over S.Estia : 1. S.Estia is known for timely delivery with quality construction. 2. S.Estia builder is having 38 years of exp and Kunal group 32 years . Kunal so far built semi luxurious projects. However, S. Estia has delivered many luxurious projects. 3. Delivery timeline – As per RERA S.Estia delivery in 2025 and The Canary 2026 as it is in launch stage 4. As of now Baner Pan card is greener/ more posh and developed than Balewadi. However, as Aundh, Baner and Balewadi is in 1st phase of smart city development. So similar development can be seen in Balewadi too. Currently this area of Balewadi is developing and Baner Pan card is almost developed. 5.
