When you rent a home, one of the most important things to do is to respect the landlord, his house and his rules. If you want to have a smooth relationship with your landlord, and a trouble-free stay in your rented property, don’t get on their bad side.
One of the best ways to do that is to avoid asking your landlord the following questions –
Is There a Grace Period for Rent Payments?
This is a terrible question to ask your landlord, it shows that you doubt your ability to pay your rent on time. If a landlord feels that you can’t make your payment on time, they will question their decision to let you stay in their house.
It is important to be honest about what’s going on, at the same time it should not work against you. In order to do this, it is better to rephrase the question, ask about fines for late-payments and what date it will come into effect. This way you get the answer you’re looking for and the landlord will feel better knowing that you’re aware of a late payment penalty and are showing interest in the rules and regulations he is setting. What Will Happen If I Break the Rental Agreement?
Even if you ask this question out of pure curiosity, it is not a question a landlord ever wants to hear from their tenant. This could lead to him worrying about how/when you will break the rental agreement.
In order to protect his property from damage or him losing money, you could end up with a very overbearing landlord, many surprise visits and inspections, and more. Before renting a home is it wise to talk to friends and family about the process and ask them. This won’t raise doubts in your landlord, and you will also be armed with the information you need. How Long Can My Family/Friends Stay with Me?
Most often, a landlord will calculate the amount you need to pay for utilities based on how many people are staying in that house. For example, a single resident will pay less for water and electricity than a family of 5. If you know that people are coming for longer durations, inform the landlord before you sign a rental agreement, and ask for a visitor clause to be put in. This way your landlord won’t be irritated when people come to stay, and you will be paying your fair share for the utilities.
When people come to stay with you, it’s best to keep the visit short. If you do ask the landlord if they can stay for a longer duration, without mentioning it earlier, he might have to increase the amount you pay for utilities. Sometimes buildings have strict codes like- no more than 2 people are allowed to stay in a home, in such cases, if you ask your landlord, they might need to evict you for not following the agreement.

Is Subletting Allowed?
Subletting is when you find someone to rent a room/space in a house that you yourself are renting from a landlord. No landlord approves of this as it means that you are making money off his property and that is not allowed and is not legal.
If you are found out, you will be evicted. If you do ask your landlord about it, you are likely to raise doubts. Once a landlord does not trust you, then your stay in their house is as good as over. This is one question that you should not ask and should not even consider doing.
Are Pets Allowed?
This is an OK question to ask if there is nothing mentioned in your rental agreement about it. But, if your rental agreement clearly states that pets are not allowed, then it is best not to ask your landlord about it. Especially in the first few months.
If you have been in the same house for a few years, and have proven yourself to be a good tenant, then there is a way that you could broach the subject. But remember, this is to be done only once there is enough trust established between you and the landlord.
