TDS on Rental Income for NRIs:
Rental income earned by NRIs from property in India is taxable under Section 195 of the Income-tax Act, 1961. Tenants are required to deduct TDS of around 30% before paying rent to an NRI landlord. NRIs can also claim eligible deductions such as municipal taxes paid and a standard deduction on rental income as per applicable tax rules. - If the property is held for more than 24 months, the gains are treated as long-term capital gains. For properties sold after 23 July 2024, long-term capital gains are taxed at 12.5% without indexation.
NRIs can also claim eligible exemptions under Sections 54, 54EC, and 54F if the capital gains are reinvested in specified assets or residential property, subject to applicable conditions.

India has Double Taxation Avoidance Agreements with several countries to help NRIs avoid paying tax twice on the same income.
