Industry experts say that despite the limited supply, the rents are still on the rise.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">New office supply in Q1 2025 is around 32 lakh sq ft, while in Q1 2026, it has declined by 69% to just 10 lakh sq ft. The vacancy level was comparatively higher in the previous 2025 quarter. Notably, the average monthly rent in Q1 2025 was approximately \u20b983 per sq ft, but increased 6% in Q1 2026 to \u20b988 per sq ft.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The data shows that in the previous year, Pune\u2019s office market was steady. Experts say the market hasn\u2019t weakened; it is more of a normalization. However, the companies are showing cautious signs due to geopolitical tensions, uncertainties in the global economy, and emerging technology trends, which are affecting the expansion decisions.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Veera Babu, Executive Managing Director, tenant representation of Cushman &amp; Wakefield, said, \u201cWe are seeing a clear supply-demand imbalance, particularly in Grade A and A+ assets within core business districts.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Further, the Global Capability Centre accounts for 55% of Pune\u2019s office demand, which is much higher than the average compared to other major Indian cities.
