MHADA is known as Maharashtra Housing and Area Development Authority. MHADA is a government scheme which offers houses at affordable prices for the people who come under low, middle and high income groups in Maharashtra. If you are planning to transfer your MHADA property make sure that your lockin period is over. As per the MHADA rules and regulations a person is not allowed to sell his/her property till next 5 year from the date of purchase. How to transfer name in MHADA property  If you are a legal heir and the owner ( mother/Father) of the property has passed away without making a will deed, then you will be the next person to hold the ownership title of the property. To transfer the property in your name you need to visit the court with all the property relevant documents such as the death certificate of the deceased, location of death, etc. Process & list of documents required for name transfer in MHADA property 
  • Original copy of MHADA allotment letter
  • Death certificate of a owner
  • Electricity bill 
  • Once you provide the document with an application for the name transfer, the request will be kept on hold till the verification is complete by the legal authorities.
  • The lawyer will provide a date on that specific date you need to visit the court.
  • Once your property is transferred in your name then you need to inform MHADA regarding the name transfer of the property.
  • Once your application is approved by MHADA you will be issued a MHADA certificate for name transfer.
  • Then submit the copy of MHADA transfer certificate to the registrar office.
  • At the time of registration you will be required to pay Rs 35000 as stamp duty.

Hi Jatin, I had applied for the MHADA lottery last year, so I can answer your queries. Link for the form to be filled in? MHADA lottery 2022 Mumbai dates have not been announced yet. They will be most likely be announced in August 2022. I advise you to keep checking their official website to stay updated. Click here to go to the official website of MHADA As for the MHADA Pune Lottery, the last date of online registration was 18 December 2021. Where do we submit the application? The application is submitted online only so you don’t have to visit any office. How long is the process? I can share some important dates for MHADA Mumbai Lottery 2021 process, so you can get an idea of how long the process is.
  • Online registration (started on): 24-08-2021
  • Online registration (ended on): 29-09-2021
  • Online application (started on): 24-08-2021

Do we need to hire a lawyer for this process? No, there is no need to hire a lawyer to apply for the MHADA lottery. You can apply for the MHADA lottery all by yourself. You can check whether you have won the lottery or not on their official website after MHADA announces the winner’s list. The court is not involved in this process. What is the process post issuance of certificate by the court? How long the process will take to get the transfer process fully completed? As mentioned above, the court does not send any certificate.
  • In case you win a house through the MHADA Lottery Scheme, a “First Intimation Letter” will be sent to your address by the authorities. This letter will mention the required documents which you will be required to submit at the MHADA office. After verifying the documents, the officials will issue a “Provisional Offer Letter”.
  • From the issue date of the Provisional Offer Letter, you are required to pay 25% of the total amount within 45 days and the rest 75% in the subsequent 60 days.
  • Once the entire amount is paid successfully, a “Gala Vatap Patra” will be sanctioned.
  • After that, you will have to pay the requisite stamp duty and registration charges.
  • Next, you will have to deposit the registration acknowledgment slip to the MHADA office.
  • After that, you will have to get the three copies of the Possession Letter of the house, and submit it at your respective Municipal Corporation, concerned bank, and flat site.
  • The concerned officials will hand over the keys to your house after that.

Hi Buddy, My father has given me a house (MHADA) and has done the MHADA room transfer procedure. My brother refused to provide NOC because he opposed the fact of me getting the property, but the rest of my siblings supported me. Hence, I would like to brief you about the MHADA ownership transfer procedure. The buyer's name must be on the agreement of sale, and the property must be registered in his name once the buyer pays stamp duty and registration fees. The buyer must then notify MHADA in order for the issuance of the MHADA transfer letter The buyer must transmit a copy of the registered papers and pay MHADA name transfer fee of Rs. 35000.  It takes roughly six months to complete the entire process.   • The owner must acquire from the society a certificate of no dues
  • The MHADA's original allotment letter in the owner's name
  • A copy of the letter in which the owner requests the transfer of the certificate that the society may have granted to the owner
  • Check the electric metre's pass balance
As I am already an owner of a MHADA flat, I would like to also point out the benefits and disadvantages of owning a MHADA property. The Drawbacks of Owning an MHADA Property:
  • Because your flat is built on MHADA land, no matter how large or luxurious it is, MHADA is the ultimate owner
  • Members of the society must pay MHADA a yearly land rent
  • If the building is demolished or collapses for whatever cause, the society's members will have to apply to MHADA for authorization to rebuild it all over again
Pros of Owning an MHADA Property: 
  • These flats are inexpensive, and if purchased at the proper time, they can produce more than double in a few years. The resale value will more than double in a few years
  • Because it is backed by the government, its apartments are less expensive than those built by other high-rise developers. As a result, low-income individuals can invest and realise their dream of owning a property
