Before taking a house on rent, a rent agreement plays a very important role. An agreement is a contract or a decision that two or more people have made together regarding anything. In the terms of making a rental agreement, the contract was made between the house owner and the person who wants that house on rent i.e. the tenant. For making an agreement or contract some essentials are required to be mentioned. The essentials things to mention for any agreement related to renting for 12 months or more are: 1. The agreement should be stamped & registered. It is very essential to register the rental agreement that will help you to protect your right as a tenant. Stamp Duty and Registration fees are to be paid to register the agreement. 2. A valid rental agreement should have the legal names of the house owner and the tenant.  3. A house rent agreement should clearly mention the start and end date of the agreement. 4. The rent agreement should have rent-related information such as the monthly amount to be paid as rent and the cut-off date of paying the rent every month.  5. A rent agreement should clearly mention whether the utility charges (like electricity, water bill) are included or not. 6. The amount of security deposit and the amount that will be returned at the end of the agreement should be mentioned in the rental agreement. 7. The terms and conditions that the tenant has to follow need a clear-cut mention to avoid any disputed in the future or so resolve them 8.   • Use of the Property: Clearly outline the permitted use of the property by the tenant and any restrictions or prohibitions on activities such as subletting, alterations, or commercial use.
  • Notice Period for Termination: Specify the notice period required by either party to terminate the tenancy, along with any conditions or penalties for early termination.
  • Rights and Responsibilities of Parties: Include provisions outlining the rights and responsibilities of both the landlord and the tenant, such as access to the property, restrictions on entry, and compliance with housing laws and regulations.
  • Other Terms and Conditions: Depending on the specific circumstances, include any additional terms and conditions relevant to the tenancy, such as restrictions on pets, parking arrangements, or rules for common areas (in the case of multi-unit buildings).
  • Signatures and Witnesses: Ensure that the rent agreement is signed by both the landlord and the tenant, along with two witnesses, to make it legally binding.
