Summary
Before booking a pre-launch project in Gurgaon, check key approvals like HARERA RERA registration, land title, and building plan approval. Also verify environmental clearance, CC/OC status, builder’s track record, and payment and refund policies to ensure legal safety and transparency.

Before you book a pre-launch project in Gurgaon, you should be very careful because most risks come from missing approvals or unclear paperwork. You don’t need to check everything, but you should definitely see the following documents before you say yes:
  • First, ask for the RERA registration number. Every legal project must be registered under HARERA (Haryana RERA).

    • Once you get the number, go to the RERA website and check if the project is active, approved, and matches what the builder is promising.

    • If it is not registered, don’t proceed.

  • Next, check the land title documents. The builder should clearly own the land or have a legal development agreement.

    • Ask for the title deed or collaboration agreement.

    • This helps you confirm the project is not stuck in ownership disputes.

  • You should also check the building plan approval.

    • The project must be approved by the local authority, like DTCP Haryana or the relevant municipal body.

    • This approval confirms that the layout, floors, and towers are legal.

  • Then look for the environmental clearance if the project is large. This is important for high-rise buildings. It ensures the project follows environmental rules and is allowed to be built.

  • Also, check the Occupancy Certificate (OC) and Commencement Certificate (CC) details.

    • For pre-launch, CC should be available or in process.

    • OC will come later, but you should know the builder’s track record in getting it for past projects.

  • Don’t forget to check the builder’s past delivery record. Visit earlier projects and see if they were delivered on time and as promised.

  • Finally, read the payment plan and refund policy carefully. Make sure you understand what happens if the project gets delayed or cancelled.

If all these documents are clear and available, you can move forward with more confidence. I hope you now understand what to check before booking a pre launch projects in Gurgaon.
