Rather than disadvantage, it would be an advantage for you in case of fire breakout, you can easily reach to the refugee area. But, certainly, there are a few disadvantages for buying a flat below refugee area. a. Refugee area receives direct rain fall and if the water gets collected, there might be a chance of seepage of water and probably problems related to it. b. The rainfall water can also lead to mosquito breeding center and cause a huge problem. c. I have noticed many people using this area for small functions: birthday, anniversary, house warming party and so on. However, these days, many societies have stopped giving permission for such gatherings. d. At times, the security guards and other workers might misuse this area and might cause a problem. But then, if the administration is strict, this can be avoided. e. Another point that I have noticed is that, while resale of such properties, people avoid buying a flat that is below the refugee area. I am still not sure why, but I think it is because of the above reasons.

Please do not go for refuge area in building. You can almost never get to know whether the builder has sold the same flat to others or not. My uncle had bought one a decade ago and once a man started claiming that it is his flat. A lot of chaos occurred surrounding it. Of course there are several advantages and the most prominent among them is that they are cheap and that is why people opt for it blindly but can be scammed. Refuge area is an area where people can opt for shelter in case of emergency, especially in the case of a fire break out. My uncle had asked my father ‘is it good to buy flat near refuge area?’ My father said yes but it did not really come out well. We thought he will be able to escape first in times of need and since the price was also cheap my father recommended to go for it not knowing the disadvantage like:
  • If you have a balcony near the refuge are, be sure you will have no privacy
  • In most of the cases such areas are not well lit.
  • Trust me no one takes care of that area and when my uncle first visited that place it was dirty, just before sanctioning the deal they cleaned the area but then again there was no one to clean the area frequently.
