So I read somewhere that when a pagdi landlord dies (as I assume is the case here). The ownership of his property goes to the Government instead of the tenant. I would suggest you to talk to a good lawyer and get more information on this.

I'm staying in Mumbai on pagadi system basis since 1954, my landlord was staying in pune alone had no legal heir, till 2003 all was good I used to send rmonthly rent regularly, in 2003 I received back the cover of my rent stating reason left new address unknown, I even visited personally to pune but came back without any information about his whereabouts, now I want to sell the flat can I sell? and how?
