I was given a house by gift settlement deed by my aunt stating that I can sell the property only after her death. Can I sell the house by her consent?

Usually, in a gift deed, there is no such issue for selling the property and hence it is called a gift deed. If your aunt wanted you to sell the property only after her death, then it should have been a will and not a gift deed. On the other hand, if there is any such clause mentioned in the gift settlement deed then I think you cannot sell her house without her official written consent. However, I would still suggest you consult a good lawyer so he/she can guide you properly through this process.
