I’m so sorry to hear that you’re going through all this. A landlord generally can’t lock his tenants out as per the law. However, one exception to this rule is if the tenant has not paid his rent AND he has abandoned the property (meaning his things are gone and he hasn’t been there for a while). Since you don’t have any rent receipts or rental agreements, it weakens your case. This is why you should always make a rental agreement and collect rent receipts timely.
A landlord is required to give sufficient reasons, time, and an eviction notice beforehand to the tenants. He can face legal action if found guilty of unfair eviction.
I advise you to consult a lawyer about the same.

I am in lease for last 13 years but the agreement was made for 5 years. Owner has taken payments by cheque till 2020 Feb after march 2020 lockdown he discontinued and taken only cash. He his not given any receipt till march 2022 but he has suddenly locked my property. He said pay property tax and 2years rent. It locked my business lodge. How to clear my problem pls suggest me.
